What tenants actually ask us

Can my landlord keep my deposit for cleaning in Ontario?

No. Under the Residential Tenancies Act the only deposit an Ontario landlord may collect is a last month's rent deposit, and it can only be applied to your final month's rent. It cannot be kept for cleaning or repairs. What a landlord can do is bill you separately, or apply to the Landlord and Tenant Board, if the unit is left in worse condition than normal wear and tear. A professional move-out clean is how you remove that risk.

What counts as normal wear and tear?

Normal wear and tear is the gradual ageing that happens through ordinary living: faded paint, worn carpet in walkways, small nail holes. It is not grease on cabinet doors, limescale in the shower, a soiled oven, or marks that a clean would have removed. The line usually falls on whether cleaning would fix it, which is exactly what a move-out clean covers.

When should the clean happen?

After the furniture is out and before the final walkthrough. Once the rooms are empty we can reach everything, including behind and under the appliances. Tell us your handover date and we will schedule around it. End-of-month dates fill quickly, so book early where you can.

Do you clean inside the appliances and cabinets?

Yes. Inside the oven, inside the fridge, inside cabinets and drawers are all part of a move-out clean, because they are the first places an inspection looks. This is the main difference between a move-out clean and a regular visit.
